PERFECT
LISTINGS IN ABOUT AN HOUR
[Agent] Martin Bouma in Ann Arbor, MI, could
be the Lencrafters of real estate. Just as the mass-market optician makes
"perfect lenses in about an hour," Bouma and his team of assistants work to get
new listings in front of consumers in the same time frame.
He takes exterior and interior photos with
his digital camera, which his assistant downloads into a computer, and uses
them to create a postcard, brochure and photo web listing
Bouma's rapid response is part of a fully
automated real estate sales approach. He and his two assistants - one who
concentrates on presentations and office management and another who shows
properties - each have computers linked in a local area network. He has two
printers and a scanner plus cellular phones and pagers to keep the entire team
in constant communication.

information about the Ann Arbor area and a profile of Bouma and his staff.

"We get 20-30 hits a day to the Web site and
average about one e-mail a day," Bouma says. "We probably average about one
transaction a month (from contacts originated on the Internet), and we just
sold a $300,000 property from someone (out of town) who pulled the listing off
the Web page. Between the Web page and the 800 number, it was just so
convenient. They called us, and we put it together."
Since starting his web page two years ago,
Bouma has revamped it three times. Keeping it fresh and constantly resubmitting
it to Internet search engines helps keep the page close to the top when
consumers key in "Ann Arbor real estate." His web site now has 30-40 pages
because of frequent updates and additions.
Bouma also tries to take maximum advantage
of the other listing vehicles on the Internet, such as the REALTORS®
Information Network and Ann Arbor Board of REALTORS® site. He pays extra so
that all of his listings are hyper linked directly to his home page, something
he says only about one in 20 agents does. Nevertheless, it is essential to
making the process as simple as possible for consumers.
Bouma likes the technology, so learning the
ropes isn't hard. Even so, he hires experts for some chores, such as creating
and updating his web page.
To learn about new technologies and
techniques, Bouma has found the best sources are other top agents, whom he
meets through regular attendance of seminars and retreats. His assistant also
calls assistants of other agents he's met at such functions for advice on
technical subjects.
"All these things really speed your ability
to do your job and get the information out," Bouma says. "When I go to a
listing appointment and show them everything I'm going to do to make the
property take off, and I'm up against an agent who just has an MLS book, where
would you go? Your productivity goes up because you get more of the listings
when you go on appointments. People realize that you're serious about their
business, and they want to work with you."
